MAUI RESIDENTIAL SALES
September 2026
Maui’s September real estate market reflected increasingly different conditions between single-family homes and condominiums. Single-family home sales totaled 53 (-5% YoY), while the median price declined 11% to $1.15 million, the lowest since November 2023. Condo activity remained strong with 72 sales (+57% YoY) and a $660,000 median (+2% YoY), both within recent ranges. The notable shift was pace: condo median days on market climbed to a record 167 days (+70% YoY), surpassing the previous highs reached earlier this year and pointing to a market where buyers remain engaged but are taking considerably longer to make purchasing decisions.

Hawaii Island Residential Sales

Hawaiʻi Island’s housing market reflected a typical seasonal slowdown in September as activity eased heading into the final months of the year. Single-family home sales totaled 135 (-22% YoY), while the median price declined 15% to $499,000. Condo activity also moderated, with 32 sales (-35% YoY) and a $604,500 median (-6%). Despite fewer transactions, single-family homes moved more quickly than a year ago, with median days on market improving to 37 days from 49, highlighting continued buyer activity within select areas and price points.
Regionally, the single-family market showed considerable variation. Puna remained the island’s primary volume driver with 67 sales (+3% YoY)—nearly half of all September transactions—and its median increased 8% to $399,000. Kaʻū also increased to 13 sales (+30%), while activity slowed considerably in higher-priced West Hawaiʻi: North Kona recorded 20 sales (-43%) and South Kohala 15 (-25%). That shift in the geographic mix of sales likely contributed to the lower island-wide median. Condo activity followed a similar pattern, with North Kona recording 18 sales (-40%) and South Kohala 10 (-33%), together accounting for nearly 90% of all condo transactions. With relatively small transaction counts and meaningful differences between districts, September’s island-wide figures continue to reflect Hawaiʻi Island’s highly localized market dynamics.

Oʻahu’s housing market closed September with a notable increase in single-family home activity, while the condo market remained within recent ranges. Single-family sales reached 304 (+7% YoY), the highest monthly total since August 2022, while the median price declined 5% to $1.1 million—the lowest of 2026. Condo activity was comparatively steady, with 387 sales and a $525,000 median price, while median days on market remained within recent ranges for both segments. With borrowing costs recently moving higher, the coming months will provide a clearer picture of how buyers respond as Oʻahu enters the final quarter of the year.
Kauai Residential Sales

Kauaʻi’s housing market slowed notably in September, with single-family home sales falling to 18 (-50% YoY), the lowest monthly total since January, while the median price increased 9% to $1.49 million. The slowdown was also reflected in market pace, as single-family median days on market climbed to 76.5 days (+82% YoY), a significant increase from levels seen through much of 2026. Condo activity was even more limited, with just six sales (-65% YoY), an 18-year low, and a median price of $726,500 (-11%). Recent weather during what has been an active hurricane season may have contributed to September’s reduced activity, along with rising mortgage rates. The remainder of the year will provide a clearer indication of how the market responds as conditions evolve.
