MARKET REPORTS
MAUI RESIDENTIAL SALES
october 2026
Maui’s housing market remained relatively steady in October, with sales activity and median prices for both single-family homes and condominiums holding within recent ranges. Single-family home sales totaled 59 (-3% YoY), with a median price of $1,179,000 (-2% YoY), while condo sales reached 68 (+19% YoY), with a median price of $634,500 (-2% YoY). The most notable change was in the condo market, where median days on market improved to 146 days, down from September’s record high of 167 days, though still 35% higher than October 2025. Despite that improvement, extended selling timelines continue to reflect a more selective buyer environment, particularly in Maui’s resort and luxury markets.

Hawaii Island Residential Sales
october 2026
Hawaiʻi Island’s housing market continued to reflect varied conditions across its local markets in October. Island-wide, single-family home sales totaled 167 (-11% YoY), while the median price increased modestly to $509,000 (+2% YoY). Homes also moved considerably faster, with median days on market declining to 40 days (-37% YoY). Condo activity remained relatively steady at 38 sales (-3% YoY), although the median price declined to $535,000 (-13% YoY). Condo selling timelines also improved significantly, with median days on market falling to 50.5 days (-34% YoY), suggesting buyers continue to respond to properties that align with current pricing expectations.
Regionally, Puna remained the primary driver of single-family activity with 78 sales, accounting for nearly half of all island-wide transactions, although volume declined 17% from last October. North Kona recorded 32 single-family sales, matching last year, while its median price declined 21% to $1.049 million and homes sold considerably faster, with median days on market falling from 40 to just 14 days. In the condo market, North Kona stood out with 24 sales (+26% YoY), accounting for nearly two-thirds of all condo transactions, while its median held steady at $550,000. Meanwhile, South Kohala condo sales declined 27%, with the median falling 10% to $760,000, reflecting the continued variation in resort-market activity. Overall, October’s figures point to a market where buyers remain engaged, but sales activity and pricing continue to vary considerably by location and property type.
Oahu Residential Sales
October 2026
Oʻahu’s housing market reflected contrasting trends between single-family homes and condominiums in October. Single-family home sales totaled 240 (-7% YoY), while the median price increased 2% to $1.16 million. Homes continued to move quickly, with median days on market declining 37% YoY to just 17 days. Condo sales totaled 352 (-44% YoY), with a median price of $501,240 (-21% YoY). However, these significant year-over-year differences were influenced by a concentration of new-construction closings at The Park on Keeaumoku in October 2025, creating an unusually high comparison point. Condo median days on market reached 46 days, reflecting a more deliberate pace as the year draws to a close.
Kauai Residential Sales
september 2026
Kauaʻi’s housing market slowed notably in September, with single-family home sales falling to 18 (-50% YoY), the lowest monthly total since January, while the median price increased 9% to $1.49 million. The slowdown was also reflected in market pace, as single-family median days on market climbed to 76.5 days (+82% YoY), a significant increase from levels seen through much of 2026. Condo activity was even more limited, with just six sales (-65% YoY), an 18-year low, and a median price of $726,500 (-11%). Recent weather during what has been an active hurricane season may have contributed to September’s reduced activity, along with rising mortgage rates. The remainder of the year will provide a clearer indication of how the market responds as conditions evolve.

Hawaii Market Update
2024 Hawaii Market Guide
With 2023 officially in the books, a word best used to summarize the overall Hawaii real estate market might be “resilience.” Despite many headwinds that led to softening consumer confidence and growing concerns about affordability across the islands, median prices held strong, properties continued to sell, and fears of a larger economic recession waned as the year progressed.
Now, as we head into the new year with mortgage interest rates on the decline, be on the lookout as 2024 is poised to present a variety of opportunities for both buyers and sellers.
Hawaii Market Update
2023 Mid-Year
As we cross the midpoint of 2023, the Hawaii real estate landscape continues to adapt to higher mortgage interest rates and tighter inventory levels. While the year started off sluggish due to a spike in mortgage interest rates that edged out many prospective buyers, the market has since shown signs of rebounding.
With so few homes for sale across the islands, sellers remain in control of the market. However, properties that are priced too high or do not present well are seeing an increase in days on market.
Hawaii Market Update
2022 Year End
After the pandemic year of 2020 and the record-setting rebound market of 2021, the past twelve months brought a much-anticipated correction to a red-hot housing market in 2022. For those looking to purchase property in the year ahead, it is important to not get distracted by the big numbers reported every month. In every real estate market, there are opportunities. By understanding the local nuances of each neighborhood or condo complex, having your finances in order, and staying committed to your goal, Hawaii homeownership is still achievable.
Hawaii Market Update
Quarter 3 | 2022
As anticipated, Hawai’i’s real estate market has returned to
“pre-pandemic” levels as sales activity has resumed a more
moderate pace and median sales prices have retracted
from all-time highs of the last two years. Even though the
market has slowed — in part to rising mortgage interest
rates and concerns about an economic recession — a
general lack of inventory continues to favor sellers. Buyers,
however, are beginning to take back control as days on
market and the overall number of price reductions have
both increased in recent months.
